Here is a look at the U.S housing inventory starting in March 2019, one year before the start of the pandemic, to August of 2022. Some highlights:


  •    March 2019 Inventory- 1,468,096

                       August 2021 Inventory- 1,034,604 

                       August 2022 Inventory- 968,501 (down 34% from start of pandemic)

                             Inventory Low- February 2022: 645,352


  •     August 2021 New Listings- 502,275

                        August 2022 New Listings- 415,187 (down 18%) 


  •     August 2021 % of Inventory that is NEW LISTINGS- 48%

                        August 2022 % of Inventory that is NEW LISTINGS- 43%

Tips and Timelines for First Time (or any!) Home Buyers

Pre-Offer 1. Get pre-approved. 2. Initial consult with a REALTOR® **Steps 1 and 2 are interchangeable** -Ask about your local market, what to look for and what to expect about the home buying process - Make a list of “must haves”, wish-list, and deal breakers. 3. Begin your home search Found your home, now what? 1. Make an offer! Work with your agent to determine the best offer for you. 2. Earnest/Trust Money, Inspections, Appraisals -Think of earnest/trust money as a good-faith deposit. This gets held in escrow until close on your home, or the contract is terminated. It DOES count towards your purchase price/down payment, and is refundable under certain conditions (Unsatisfactory home inspection, unable to obtain a loan/financing, home does not appraise for at least the agreed upon purchase price. Refer to your purchase and sale agreement for more details). Earnest/Trust Money is typically due within a few calendar days of an agreed upon contract (Binding Agreement) - Many contracts allow the buyer to reserve the right to have a home inspection. The contract states how many days the buyer has to perform any inspection they see fit. Your agent likely has recommendations of home inspectors, though you may choose to hire a different. It is recommended they are licensed in your state of business, and that they are members in good standing with a National Home Inspector association. Ask around, read reviews, and just like any other professional you work with, feel free to call and interview! *Don’t forget, you can often ask a seller/have your agent ask the seller’s agent for utility providers and previous bill history. You may also want to search permit history for the property you are considering (if applicable), and request any Homeowner’s Association (HOA) documents, preferably all within your inspection period! - A purchase contract can be made contingent on appraisal, and just about any time you are getting a loan, your bank/lender will require one as a condition of the loan. An appraisal can help ensure that the property you are purchasing is worth at least what you offered to pay for it, and you have the option of terminating your contract if the value is deemed to be less than the purchase price. 3. Loan Do’s and Don’ts Check with your lender on these details, but some general advice here is to keep your credit and income consistent throughout your application and closing process. Do not obtain a new credit card, loan, or change jobs without talking to your lender first! Make sure any deposits into your bank account(s) have a paper trail, and be sure that the earnest/trust money can be traced back to your bank account(s)! While your unique buying situation may vary and all of these steps may not apply, these are general recommendations following a general timeline of the home buying process. I just wanted to drop you a note and let you know what a great real estate agent Jason Kaczmarski is.  We were interested in relocating to TN and I requested some info on a few of the  listings I saw on line. Jason contacted us and put together some searches for us to keep us updated on what was available. I had several questions for him during the process. Jason always responded right away. Why Nashville is Convenient

The holiday season is upon us, a time that many Americans travel throughout the U.S whether it be to see family, take a vacation, or even for business.  With all the upcoming travel looming ever closer, I am inspired to talk about Nashville's travel convenience, and why it may be one of the best located cities in the south, and maybe even the U.S.

Many people travel to Nashville, and tourism is a large part of the Nashville business equation.  It's also a very easy city to travel from, via car or plane.  Nashville is located within a 10 hour drive from 32 of the 50 largest cities in the United States.

There are many housing options available within 30 minutes of Nashville International Airport (airport code- BNA), making business and personal travel very easy.  As of today, there are 5,863 homes and 1,388 condos for sale within 30 minutes of BNA.  With prices ranging from $16,500 to $22,500,000, there is something for everyone!

Is this a "Buyer's Market"

As sure as the sun rises, almost every time a Realtor® introduces themselves in a social situation these days, it is followed by this question..

"How is the market?"

I've heard a lot of different answers to this question, yet no matter how any given Realtor® might choose to answer that (which is another conversation all together) it seems that most people feel that it is in fact a BUYERS MARKET.  But what exactly does that mean?  Many people think that there are deals abound everywhere you look, or some similar terminology to the effect.

Most people have heard something in the news about slumping real estate sales, about how there is an excess of inventory on the market and how homes and condominium units can be purchased for pennies on the dollar.  Although that may be the case, even here in Nashville to some extent, there is an important factor I would like to point out.

Sellers may not be as negotiable as buyers might like to think.

The average sales price to asking price ratio (shown below as %CP/LP) in Nashville has remained pretty constant despite any change in the market.  Here is a snapshot of the last 3 years.

2008- 97.4%
2009- 96.2%
2010- 96.07%

I would venture to say that Nashville's real estate market, while certainly has been effected by the economic downturn, has faired better than some of the other markets in this country.  We have sold 4,700 homes in Davidson County alone in 2010!  The sales figures below show that there is virtually the same amount of daily average homes for sale year to date in 2010 as in 2009 (200 more homes on the market per day than 2009) and 2008 (roughly 100 homes less per day).  The biggest discrepancy is closed (sold) listings between 2010 and 2008.  There were 4,702 closed listings year to date in 2010, as opposed to 6,054 homes in 2008, a 23% decrease.

The average sales price is down from $222,150 in 2008 to $202,832 (2010), but UP from $200,292 in 2009.  See the figures below.







To summarize, YES, I do believe it is a buyers market.  Prices are very low, and by the looks of the figures above, are trickling upwards.  Mortgage rates are likely the lowest we may ever see in our lifetime, and the buzz in the industry is that they too will start to trickle upwards in the coming months.  I think the best thing a buyer can do is be realistic when approaching a seller with an initial offer.  It's clear that every seller is not necessarily open to a "low-ball" offer.  PRICES ARE ALREADY LOW!  Of course there are still opportunities where a low offer is appropriate, but the numbers support the notion that it is not common practice considering homes still sell for just a 4% discount off of the asking price.

Get a good Realtor®, a good lender, and talk about what homes are selling for in your particular area of interest, and discuss the appropriate terms of an offer.


One last little tidbit.....  A 2% difference in the interest rate on a $200,000 loan is upwards of $200/month in mortgage payments.  Rates are 2% lower than they were 2 years ago.   Think about how much that adds up to in a 30 year loan.
