Here is a look at the U.S housing inventory starting in March 2019, one year before the start of the pandemic, to August of 2022. Some highlights:

•    March 2019 Inventory- 1,468,096

                       August 2021 Inventory- 1,034,604 

                       August 2022 Inventory- 968,501 (down 34% from start of pandemic)

                             Inventory Low- February 2022: 645,352

•     August 2021 New Listings- 502,275

                        August 2022 New Listings- 415,187 (down 18%) 

•     August 2021 % of Inventory that is NEW LISTINGS- 48%

                        August 2022 % of Inventory that is NEW LISTINGS- 43%

                              

Certainly an interesting time in the market. What are your thoughts as to where we go from here?

Having trouble finding Nashville area homes under $200,000?

With inventory levels of homes under $200k as low as many can remember (arguably the lowest ever!) I'm always keeping an eye out for areas of opportunity or current market trends.  I've been noticing a lot of good options in LaVergne and Smyrna, two Nashville suburbs on the southeast side of the city.  Smyrna is located about 20 miles southeast of downtown Nashville, while LaVergne is around 16 miles via Murfreesboro Pike.  I-24 gives a faster option into downtown with just a few extra miles.

Smyrna is full of parks and recreational activities, and has access to Percy Priest Lake.

I just wanted to drop you a note and let you know what a great real estate agent Jason Kaczmarski is.  We were interested in relocating to TN and I requested some info on a few of the  listings I saw on line. Jason contacted us and put together some searches for us to keep us updated on what was available. I had several questions for him during the process. Jason always responded right away. If he did not know the answer, he got it for us right away. After several months of on line shopping, we made a trip to TN last month to meet Jason and see the properties we liked. We spent 2 days with Jason looking at houses, revising a few criteria etc. Jason was always accommodating and great to work with. Before we left, we made an offer pending inspections etc. When the inspection report was not satisfactory, we decided to make an offer on another house. We were back in Mi by then, but Jason was able to put everything together for us right away. We drove back to TN and closed on the house on 10/2. While moving can be a stressful time, Jason helped to make it as pleasant as possible. He is a wealth of information on various communities and helped us relocate to a home we really like. He is certainly an asset to your company!

As you know, I have recently closed on my house. I wanted to take a moment and let you know about Jason Kaczmarski's work ethic and guidance while going through this process.

My home search process has been long and challenging. I started looking for a house last May, so it took me a year to find the house I want and to actually close on it (I put in a few offers that did not work out). Another challenging part of this long process was finding an agent who would be perfect for me. I did not have very high standards for an agent - I needed someone who is smart, fast to react and adapt to changes and situations, sharp, helpful, can stay calm and collected during crisis, listens to my needs and tries to accommodate them, knows the market and can advise accordingly. Attention to details within contracts was also important to me, as I cannot afford to make mistakes while preparing a contract. Jason was all these things and more! Thank you so much for recommending him. We had an extremely challenging and frustrating closing process which lasted 2 months and required three extensions. Jason helped out in the best possible way the whole time. He is a truly hard working professional. Very good at what he does, resourceful and intelligent. Even more so, he is passionate about his job, and always reachable (no matter how late or frequent communication is). Also, he accommodates his customers' needs to the best of his ability and his turn around time is super fast. I could not have done this without him, and I will recommend him to all my friends and colleagues at Vanderbilt University. My family observed his ability to facilitate and help me, and I kept hearing praises about his personality and work ethic.

I'm sure you are fully aware of how great Jason is at what he does, but writing this letter was the least I could do, and I hope you can print it and display it somewhere where other people/his colleagues could see it. I wish there were more real estate agents like Jason,  home buyer's lives would be a lot easier!
