As of October 3rd, 2011, there are 287 homes for sale in East Nashville and Inglewood, two neighborhoods just east of downtown Nashville, Tennessee. Year to date, there have been 501 residential closings in East Nashville and Inglewood, or roughly 55 homes a month. When you divide the homes currently for sale by the average amount of sales per month, you'll find the market's absorption rate. This determines how many months worth of inventory is currently on the market. In this case, that number is just over 5 months. According to statisticians, a 5 month absorption rate is considered a "neutral market", between a sellers and buyers market.
That said, homes in desirable areas in Nashville are STILL SELLING, and at a much faster rate than other areas in the country. Many areas of the country have a year or longer absorption rate!
